Required Mortgage Documents

Salaried/Hourly Employees
  • Job Letter (How long on Job and Gross Annual Earnings)
  • Most Recent Pay Stub
  • Salaried/Hourly Employee with Overtime/Bonus Income
    • Above plus Two years NOA's or T4's
Self Employed or Commisioned Clients
  • Last Two Years Revenue Canada Notice of Assessment (NOA), this form is required to confirm tax returns were filed
    • This form is mailed to you by Revenue Canada after you file your taxes.
  • Last Two Years of T1  Generals (First two pages only)
  • Last Two Years Financial Statements if incorporated.
  • Last Two Years of Statement of Business Activities if a Proprietor
Down Payment
  • If it is coming from Savings, we require three months bank statements showing the amount being saved.
  • If it is coming from a Gift, we require a signed gift letter. CMHC/GE required that the gift be deposited into the bank 15 days prior to the possession of your new home.
  • If it is from the sale of your home, we need a copy of the offer to purchase and waiver(s) of sale of existing home, with corresponding mortgage statements.

  • Copy of Seperation Agreement if applicant is Seperated or Divorced
