The mortgage buying process

Obtaining mortgage financing can be the most stressful aspect of purchasing your new home.

It can be seem like a  complicated process for both first time home buyers and even experienced investors. It's my job to take you step by step, and make this the easiest transaction possible.  

Step by step mortgage process:

  1. Application: Apply online or download our printable application, which can be faxed back to us at 403-509-1007
  2. Mortgage Agent: Mortgage agent shops for the best rate
  3. Review Commitment: Mortgage agent reviews commitment via phone/fax or via email
  4. Approval:  (Client has accepted offer) Submit to CMHC/GE or order appraisal
  5. Removal Of Financing Conditions: (if offer to purchase is subject to Financing)
    1. Received CMHC/GE or received Appraisal
    2. Go over the Outstanding Conditions with client
    3. Client can now waive financing condition
  6. Documents: All documents should be in 10 Days after Accepting Offer
  7. Lender: The lender will send the documents to your lawyer
  8. Lawyer: 14 days
    1. Before closing, please call your lawyer at this time to confirm that they have received mortgage instructions
    2. Any outstanding money owed for down payment is paid to lawyer with closing costs
